Finding, training and retaining talent has grown more challenging for commercial real estate development firms in recent years. Baby boomers are gradually aging out of the workforce, increasing demand for younger workers who can take their place. At the same time, technological innovation and an evolving industry constantly shape the skills and duties that are required of commercial real estate professionals. Last year, the NAIOP Research Foundation convened the Talent Development Task Force to examine how industry practitioners and educators can work together to improve career preparation and expand the talent pipeline in commercial real estate. The Task Force recommended that NAIOP survey its members on the skills that CRE employees will need to succeed.

The commercial real estate industry is facing many challenges as it moves into 2023. Amid rising interest rates, the lingering impacts of COVID, high levels of inflation, a recessionary economy, shifting capital markets, technological advancements, the Great Resignation, quiet quitting and demographic transitions, one element remains clear and constant — talent management. The real estate industry can’t operate and deliver successful outcomes without exceptional talent and leadership. However, those two factors also come with rapidly rising compensation and retention challenges.

Executive Summary

The purpose of this study is to guide women, Black, indigenous and people of color (BIPOC) and other diverse groups of people striving to advance their careers in the industry, inform companies and managers about the values and priorities of their employees, and enhance the research and data for organizations that desire greater diversity, equity and inclusion (DEI).

This project, in partnership with the MIT Center for Real Estate, is made possible by Capital One Commercial Banking, CREW Network Industry Research Program Partner and leading underwriter of the 2020 study.
