NAIOP Charlotte Elects 2024 Board of Directors at 2023 Annual Meeting

NAIOP Charlotte, the Commercial Real Estate Development Association, held its 2023 Annual Meeting: What the Future Holds on Tuesday, December 5, 2023, at The Terrace at Cedar Hill, where we elected the 2024 Board of Directors. 

We awarded the 2023 Award of Excellence to Dale Stewart, PE, partner at LandDesign. Dale gives time and energy to NAIOP Charlotte and humbly serves others in the community without concern for recognition or compensation. He champions the commercial real estate industry on a national, state, and/or local level and passionately seeks to be a change agent, even in the face of diversity. 

­The meeting concluded with insights from The Differentiators’ Jim Blaine as he provided a pulse on what’s going on at the federal, state, and local landscape levels and the potential impacts in North Carolina and Charlotte.

Developing Leaders Spotlight: Creatively Solving Complex Challenges

A career in commercial real estate presents ample opportunities for problem-solving and creative approaches to complex challenges – a natural fit for Sagar Rathie, managing director, commercial office/mixed-use, Crescent Communities, and recipient of the 2022 Developing Leaders Award. His colleagues note his “uncanny ability to problem-solve,” long-term strategic thinking, strong market knowledge, and talent for bringing out the best in others as examples of his professional strengths.

Sagar Rathie joined Crescent Communities in 2016 and currently serves as managing director for the commercial division. He leads all aspects of the company’s office and mixed-use acquisitions and developments throughout the Southeast, with an active investment and pipeline development portfolio totaling 3.5 million square feet and representing $1.0 billion in capital deployed. He is responsible for sourcing, entitling, designing, financing, and executing on new and value-add commercial office and mixed-use developments across the Carolinas, Tennessee, Central Florida, Georgia, Texas and Arizona.

Rathie has extensive capital markets experience, having collectively raised nearly $3.0 billion in third-party equity and debt throughout his career. Previously, he was Crescent Communities’ director of corporate finance and investor relations, where he played an integral role in the company’s financial forecasting and planning efforts, assisted with the investment committee process, and led numerous strategic initiatives for the company. Prior to Crescent Communities, he was an investment banking senior associate with Piper Sandler and a manager at GlaxoSmithKline.

Dustin C. Read Named Thomas J. Bisacquino Distinguished Fellow

Dustin C. Read, Ph.D., J.D., has been named the NAIOP Research Foundation/Thomas J. Bisacquino Distinguished Fellow.

The position is endowed by the Thomas J. Bisacquino Honorary Fund, established by members of NAIOP to honor Bisacquino’s exemplary service to the association and the commercial real estate industry. Bisacquino retired in June 2022 after 33 years serving as NAIOP president and CEO.

“I’m exceptionally pleased to recognize Dustin with this fellowship,” said Jennifer LeFurgy, executive director of the NAIOP Research Foundation. “He is a longtime friend of NAIOP and has contributed his valuable expertise to the Foundation for several years. I’m confident we will all continue to benefit from his dedication, enthusiasm and leadership.”

Developing Leaders Spotlight: A Shining Example of Giving Back

There is no one path to commercial real estate development, but for Gregory Boler Jr., a recipient of the 2022 Developing Leaders Award, his career journey started with a mechanical engineering degree at Georgia State University. JLL’s Project and Development Services (PDS) Group interviewed Boler as part of an effort to recruit diverse entry-level talent in technical majors from historically black colleges and universities (HBCUs). He was one of four students selected and began his career working for JLL’s PDS Group in Atlanta.

“This was the only year that JLL’s PDS vertical recruited nationals at HBCUs, for which I’m grateful because I cannot imagine doing anything else,” Boler said.

Boler has a dozen years of experience in acquisitions, development, construction, leasing, asset management, and disposition. As managing director, of east region investments, Bridge Logistics Properties, his roles include sourcing and executing existing industrial acquisitions and new industrial developments. He currently manages several team members across the East Coast; his region stretches from Georgia to Pennsylvania and into New Jersey.

What are your goals as NAIOP Chair?

Our association is growing – surpassing new records at the end of 2022 – yet the membership structure is complex and can be challenging to explain to a new member. We need to simplify and streamline, making the structure easier to understand and removing any potential barriers for members. I’m pleased to share that a task force has been appointed to examine the structure.

Meet Kim Snyder, 2023 NAIOP Chair

“NAIOP has done a great job of recruiting the best of the best in our business to get involved,” said Snyder in a message to NAIOP members. “It shows a commitment, it shows a dedication to our industry, that you don't see every day. So, I'm super excited about this coming year and working with all the volunteers and helping to guide the outcomes to a positive place.”

Snyder is president, west region, for Prologis, Inc. His career spans more than 30 years in industrial real estate, and he is responsible for all Prologis development, acquisitions and operations in key markets including the Inland Empire, Los Angeles, Seattle and the San Francisco Bay Area.

He has been a NAIOP member since 2004, has contributed as a member of the executive committee, and is a longtime member of NAIOP’s National Forums program. He is a member of the NAIOP Inland Empire and NAIOP SoCal chapters.

Help Needed With Survey for Economic Impacts of CRE

 

Dear NAIOP Chapter Executives:

The NAIOP Research Foundation is currently conducting a brief survey of U.S. members on development costs for office, warehouse/distribution, manufacturing and retail projects. This updated information is needed to complete the 2022 U.S. edition of the Economic Impacts of Commercial Real Estate, and we would appreciate your help promoting the survey to members who are likely to know about development costs for manufacturing and retail properties, as only a few respondents have provided information for these property types.

The survey takes about 2-3 minutes to complete, and we are now offering anyone who provides information on development costs (including those who have already completed the survey) with a $10 Amazon gift card. Please encourage members to complete the survey, either using the personalized link they received on Monday, September 20, or using this open link: https://research.zarca.com/r/hh79EQ If someone else at their firm would be better able to complete the survey or is more familiar with manufacturing or retail projects, members can send them the open link. The survey will now close on October 6.

NAIOP Charlotte Elects 2021 Board of Directors at 2020 Annual Meeting

NAIOP Charlotte, the Commercial Real Estate Development Association, held its annual meeting on Tuesday, December 15, 2020, where they elected the 2021 Board of Directors. ­­­­This year’s virtual Annual Meeting featured a panel of industry leaders including Nate Doolittle from LandDesign, Phil Kuttner from LITTLE, Brendan Pierce from Crescent Communities, and Scott Wilson from Childress Klein Properties. The panel provided market updates and overviews on commercial real estate in Charlotte and noted the 2040 Comp Plan, the Unified Development Ordinance (UDO), and Charlotte Moves and their impact on the future of commercial real estate development.
